This challenging project is a 8800 sq ft 4 storey multi-family building seeking Passive Certification in Vancouver,it is currently in progress scheduled to be complete in 2020.
The RM3 zone in Vancouver is perhaps the most onerous with respect to setbacks and other restrictions. It was necessary from the beginning of design to seek relaxations to make this under-sized and contained lot viable by asking for setback, parking, and area relaxations. All of which were supported by planning and approved by the Board of Variance. Each unit in this project is uncustomarily large some over 2000sf. This project will provide family sized Passive Certified units, something currently unavailable in the City of Vancouver.
